Planning an Interior Fit-Out in Lebanon: From Brief to Handover

A successful interior fit-out depends on decisions made before work starts. Layout, furniture, joinery, finishes and building services need to work together, with clear responsibilities for design, supply and installation.

For a home, workplace or commercial space in Lebanon, the most useful first step is a written brief. It gives the project team a shared reference and makes it easier to identify what is included in the budget.

Define the scope before comparing prices

List the areas involved and what should happen in each one. Distinguish work to be retained, repaired, replaced or newly installed. If the project is a refurbishment, record the existing condition and identify any areas that need further investigation.

Separate loose furniture from fixed joinery, decorative finishes and mechanical, electrical and plumbing work. A quotation for furniture supply alone cannot be compared directly with a complete fit-out quotation.

Agree who develops and approves the design

Clarify who is responsible for layouts, technical drawings, material selection and final approvals. If you have an architect or interior designer, establish how the fit-out team will coordinate with them.

Track drawing revisions so that everyone works from the same information. Before fabrication, resolve dimensions, junctions, hardware and finish references. For specialist elements, agree whether a sample or mock-up is needed.

Build the programme around dependencies

Some tasks depend on others being complete. Fitted furniture may require confirmed site dimensions; final finishing may need to follow dusty work; deliveries may need to be coordinated with access arrangements.

Ask for a programme that identifies decisions as well as construction activities. It should show when drawings and finishes need approval, when items are ordered, and when the site must be ready for installation. Confirm project-specific permissions and building requirements with the responsible professionals.

Make quotations easier to compare

Use the same drawings, quantities and specification when requesting prices. Ask each bidder to identify exclusions, assumptions, proposed alternatives and items that cannot yet be fixed.

Check whether protection of existing finishes, removal of waste, transport, installation and final cleaning are included. Record changes to scope and their effect on price and timing before the changed work proceeds.

Keep communication practical

Nominate a main contact for decisions and a clear method for recording approvals. A short progress update should explain what is complete, what is next and what decision is needed from the client.

For joinery and furniture, review progress against the agreed drawings and samples. Photographs can help with coordination, but they do not replace the checks needed on site or at handover.

Prepare for handover from the beginning

Agree how outstanding items will be recorded and closed. Check doors, drawers, hardware, visible finishes and the placement of furniture against the approved scope. Ask for the relevant care instructions and product information.

A clear handover record helps distinguish completed work from items that still need attention, and identifies who will address each one.
